The one thing common in my experience has always been the need for consistent Preventive Maintenance and repairs on all kinds of manufacturing equipment from the Property Water pumps underground to the cranes Overhead. 

This includes:

Why is Preventative Maintenance and Inspection Important and Worth Investing?

Common ISO Qualifications require a documented Preventive maintenance program, which follow equipment manufactures recommendations and procedures.

The safety aspect included in preventive Maintenance assures safety devices are functioning properly & not bypassed, Structural integrity is withheld especially in places unseen in Daily operations such as overhead cranes

Your financial savings can be captured in a good maintenance program, by using documentation for upgrade vs repair, like machine downtime, energy consumption, reverse engineered parts cost, for instance a new variable speed/output compressor vs an oversized one, Led lights vs Fluorescent. A good PM program also has the ability to tie a calendar to all equipment so non maintenance items get a red flag such as Annual Semi DOT inspections, and Annual license tag sticker and registration.

The Technology

              TC+ will be using a Computer Maintenance Management Software which has the ability to schedule all plant equipment, separate into various locations, list parts for each machine including part price, vendor, and inventory quantity. It will create work orders based on preventative maintenance schedules in great detail such as filter changes at set hours or mileage intervals vs annual inspections done on set dates. This can even include recalibration dates for welders, and torque wrenches. ISO quality requirements require companies to document and follow their set ISO procedures and are inspected annually by an ISO agent. This will allow your company or (TC+) the opportunity to complete the service work.

Rate Schedule

              The financial plan is to simply charge an hourly rate for services rendered as such

Overhead crane (scheduled P.M. & inspection) work will be done

@$95.00/hr.

CMMS data entry and Work Order production

@$65.00/hr.

General equipment maintenance (scheduled P.M.’s and repairs)

@$80.00/hr.

Emergency equipment breakdown repairs including overhead cranes

@$105.00/hr.

Regular hours 7 A.M.- 5 P.M. 2-hour minimum charge (exception: no minimum or overtime on CMMS data entry and Work Order Generation)

Overtime outside of regular hours has a 4 Hour minimum @ 1.5 X hourly rate
